Development Appraisals
A RICS development appraisal is a specialised valuation for property developers, used to analyse the feasibility of a site (with or without planning) for potential development. The RICS development appraisal tells a Developer how much he or she can afford to pay for site, to develop it out successfully and make a healthy profit.
A development valuation is referred to as a ‘development appraisal’ because the valuation approach requires the use of assumptions and special assumptions by nature, in order to predict a future value.
Calculating development appraisals is a very specialised skill, and one that is too often misjudged by developers who do not fully understand the risk-reward profile of a deal. Our RICS development appraisals quantify and qualify risk, so Developers have a better understanding of a deal before making an offer.
